The space

The River House is located in the quaint village of Hobart, NY. Hobart is known as the Book Village, with around 6 bookstores, an art gallery and several restaurants – all within walking distance! The house sits on one acre of land with the back of the property ending at the West Branch of the Delaware River providing private river access.

This spectacular Colonial was built in 1840 and was lovingly updated and appointed to meet modern day needs. Beautifully furnished with an eclectic mix of vintage and contemporary, you will feel wonderfully at home.

The home is on a main road and has a private driveway with ample parking space for up to 4 vehicles. In the winter the driveway is plowed and shoveled to the entry.

Enter through the back door. The back deck has 6 steps leading to the door. A generous mudroom provide plenty of space for coats and shoes. The laundry room is next to the mudroom.

The kitchen features a dining table and has a door leading out onto the back deck. Modern appliances, fully stocked cookware and everything you need for meal preparation, serving and entertaining.

The parlor is open to the kitchen and the dining room. Comfortable seating and the perfect spot for gathering together. The dining room has a large farmhouse table with chairs and bench seating. The living room features a Smart TV. Stream your favorite shows from popular apps like Netflix, HULU and HBO. Board games, puzzles and record player make time inside a fun place to gather.

The upstairs is divided into two sections. Immediately at the top of the stairs is a full bathroom with water closet and walk in shower. To the left is a sizable hallway with 3 bedrooms (two queen bedrooms and one full). The hallway door closes to allow for further privacy. On the right and down another hallway is the entrance to the master suite. Airy and cozy, with a king sized bed, dresser and closet. The en suite is spa-like with clawfoot soaking tub, large walk in shower and double vanity. All linens and towels necessary for your stay are provided.

Outside, the lawn is at the back of the house and offers privacy from the road. The deck has an outdoor dining area and brand new Weber BBQ (propane) . The lawn is relatively flat, perfect for entertain and lawn games. Plenty of shady spots along with open sunny areas for sun lovers. The pool (open Memorial Day to September 30th) is regularly serviced to ensure our guests are safe. The pool and tiki hut are on the right side of the lawn. The pool has a small bridge to enter with a gate and is fenced on all sides. It is an above ground pool approximately 15×30. Tons of room for the whole group! It is not heated but it does get full sun.

Past the pool the lawn leads to the river. The West Branch of the Delaware River runs through the town of Hobart – popular for canoeing, kayaking and fishing, and you can do it all from the house! The current and depth changes according to the season and weather but at the property line is relatively shallow. Further downstream and upstream there are deeper spots. The river along the property is about 20 feet wide, relatively narrow.

Our historic home is was built in 1840 and has been renovated and updated without losing its eclectic charm. Located in Hobart, NY, also known as the Book Village, our town has around 6 bookstores, an art gallery and several restaurants – all within walking distance! The house sits on one acre of land with the back of the property ending at the West Branch of the Delaware River. The house is located in the village itself, a small community with a population of about 500. Neighbors walk their dogs, children ride bikes and nighttime strolls through town will find people sitting on their porch winding the day down. There are neighbors on either side of the house so we do ask our guests to be respectful of quiet hours and do not smoke on the property or in the house. Mature landscaping separates the properties. An overhead view of the property in the pictures show the home and nearby houses. The next town over is Stamford (only 4 miles away) and it’s one of the bigger towns in the Catskills. There you will find restaurants, coffee shops, local artisan boutiques, farm stands, the Tops grocery store, liquor store and more! In the winter, there are 4 ski centers nearby – Plattekill Ski Center- 15 miles, Windham -28 miles, Belleayre – 28 miles, Hunter – 33 miles. Within walking distance from the house are bookstores (3 mins), Catskills Scenic Trail (3 mins), the Bull & Garland restaurant (5 mins), and Farmer’s Markets (Fridays 4-7, summer only, 4 mins).
